Don’t be alarmed….check the facts!

This has been “floated” out in e mail messages throughout the last year and has caused many to have concerns regarding the cost of selling their home. This tax has some truth to it but the reality is that most homeowners would never see any additional tax when their home is sold.

Reality check: Only those with incomes of over $200,000 per year (or $250,000 for married couples filing jointly) will be subject to the tax. However, even those with high incomes, have an out. Currently, the first $250,000 of profits from the sale of a personal residence is exempt – or the first $500,000 in the case of a married couple filing jointly. There are some who would see higher taxes on a home sale but it only applies to those with the higher previously stated income threshold and it would only apply if it is a second home or investment property.

If you are concerned about the taxes you will pay on your home sale, please consult your accountant to understand your personal circumstance as it relates to the current tax rules and regulations.

MOORE COUNTY, NC – PROPERTY TAX APPEAL INFORMATION IS AVAILABLE

You may file an appeal with the Moore County Tax Department if you feel that you current tax value is too high.  For many who own property in the area the question of how the current valuation relates to the actual property values is a concern. 

We have had a soft real estate market for several years and you have seen many of your neighbors sell their properties for less than the tax valuation.  The Moore County Tax Department has provided all with an opportunity to appeal the valuation but the time to do so is limited. There is no charge for this process and it is noted on the website of the Moore County Government Website:

Owner’s of real property may appeal the assessed value starting in January of each year by submitting a signed written request or completing an appeal form.  The local appeals process is broken into two categories, the informal process and the formal process.  The informal process is a review by Tax Department Appraisal personnel of any information provided by the taxpayer and the formal process is a review by the Moore County Board of Equalization and Review.  With either process, the property owner has the burden of showing that the property’s assessed value is inequitable as compared to the surrounding properties or exceeds fair market value as determined by either cost. sales, or income information leading up to the most recent county-wide revaluation date.  The opportunity to appeal concludes with the adjournment of the Moore County Board of Equalization and Review which is advertised in the local newspaper.

            Of course, nothing is going to attract people more than a low price. Obviously, you will need to discount the sales price to gain an advantage over comparables in better condition.
